With over 30 years experience in commercial, industrial, and multifamily property management, Brookside has developed systems and processes to allow for thorough property oversight, maintenance, and execution of a plan in accordance with each Owner’s strategy. 

Our approach to each project includes the consultative development of a comprehensive plan with each property Owner. These plans include multi-year budgeting and ongoing forecasting and review of income and expenses, debt maturities, and maintenance and capital expenditures to ensure each asset is managed to the financial expectation of our clients.

The key elements of these plans include:

Accounting  
Brookside offers full-service-in-house accounting services for our Owner clients. Each month, our talented team of accountants and CPAs closes the books and prepares comprehensive financial reporting for each of our over 300 commercial, industrial, and multifamily properties under management. Our accounting and property managers share a fully integrated software platform - ensuring there is no “communication gap” and that each has access to real-time currently updated information. 

Operations and Facilities Management  
Brookside’s property management team has a thorough understanding of building construction, building components, and mechanical systems found in commercial, industrial, and multifamily properties. With approximately 3.7 million square feet of commercial space, and over 12,000 apartment units under management, it became important to organize and track the thousands of building Accordingly, new proprietary software was developed in house to track and log the age, condition, and service notes and maintain accurate warranty information for the various building systems under our care. This allows for better tracking, faster maintenance and service response time, and facilitates mid and long range budgeting and decision making.

Tenant Relations and Retention  
Whether talking about national credit retailers and restaurants, or studio apartment residents - Tenants are the lifeblood of any property. Effectively tracking and measuring potential turnover and developing strategies to reduce that turnover has a meaningful impact on the financial performance of any asset. Brookside’s property and asset managers constantly look for new ways to attract and retain tenants. In addition to regular face to face contact, this typically includes tenant surveys and close coordination with our project leasing teams. For larger properties or when in alignment with Ownership goals, Brookside multifamily managers create exciting programming and offer compelling renewal incentives to provide residents with a sense of community and strong property loyalty.

Cost Control
Brookside works to utilize its 30 years management experience and large portfolio of properties to pass along cost savings opportunities to our clients. We pride ourselves on maintaining outstanding vendor relationships, ensuring competitive pricing and fast responses for scheduled maintenance work orders or emergencies. Whether bidding out property insurance policies across our portfolio, or negotiating portfolio wide or cross-property vendor contracts, we work to pass along economies of scale and cost savings to our clients and tenants.
